Good schools, low crime and south facing gardens. These are all important points we might consider when we look to buy a house. But after reading this article from hexus.net about broadband availability affecting the value of your home, it got me thinking.

Would I buy a house if it had no broadband?

I’m a PC PAL Computer Technician and I love the internet. But this question is a tricky one because I’m still very young and hopefully in the next couple of years looking to buy my first house soon with my girlfriend. As you can guess the answer to my question is that I wouldn’t buy a house if it had no broadband availability.

The average broadband speed in the UK is 3.4 megabits a second but I visit customers who have far less on a frequent basis. We also have new technology coming from BT and virgin offering from 40Mb’s to 200Mb’s broadband, but unfortunately this is only available to a handful of communities and has even led to community run petitions to ISP’s for faster internet access.

So does broadband availability affect your houses price?

I have spoken to a local Estate Agent on this issue who mentioned that at the moment it’s not an issue which they consider, but did say that it could be used to give the buyer leverage in reducing a house's value in the extreme case of having no broadband at all. She also admits that it could have more of an impact in the future, as other homely resources like gas can have a big effect on house prices.

So would I settle for slow broadband if it meant I could get on the property ladder?

I wouldn’t settle for no broadband at all but speed is not an issue in my mind.  As these are difficult times for first time buyers and I think my ambition of buying my own house would win over my interest in computers and the internet. Let’s face it, the broadband infrastructure in the country can only get better and a lot can change in five years!
